General Terms and Conditions of the Seasonal Rental Contract
Welcome to www.casacorsabooking.com . By booking accommodation via our website, you expressly accept these General Terms and Conditions of the Seasonal Rental Contract. These conditions govern the contractual relationship between Casa Corsa Booking (hereinafter referred to as the "Lessor") and you (hereinafter referred to as the "Lessee"). Please read these conditions carefully before finalizing your reservation.

1. Confirmation of the reservation
1.1. The reservation is confirmed once the Tenant has accepted these general conditions and made the first payment, in accordance with the terms defined in Article 2.
1.2. Any confirmed reservation commits the Tenant and is subject to the cancellation conditions defined in Article 3.

2. Payment terms
2.1. The reservation is subject to a payment schedule as follows :

Step 1: At the time of booking
The Tenant must pay 50% of the total amount of the rental.
Step 2: 60 days before arrival
The balance of 50% of the total rental amount must be paid.
2.2. For bookings made within 2 months (60 days) prior to the arrival date, the full amount of the rental must be paid at the time of booking.
2.3. Failure to comply with this deadline may result in the cancellation of the reservation, without refund of the sums already paid.
3. Cancellation conditions
In case of cancellation of the reservation by the Tenant, the following penalties apply :

Cancellation with more than 2 months (60 days) before the arrival date :
A penalty of 50% of the total amount of the rental will be retained.
Cancellation with less than 2 months (60 days) before the arrival date :
A penalty of 100% of the total amount of the rental will be retained.
No-show (No-show) :
The full amount of the rental is due and no refund will be made.
4. Nature of the service provided by www.casacorsabooking.com
4.1. www.casacorsabooking.com acts exclusively as a booking platform and offers an intermediary service between the Tenants and the Owners of the accommodations.
4.2. All the accommodations available on the platform are offered under direct mandate with their respective owners.
4.3. As a result, Casa Corsa Booking is in no way responsible for problems related to rented accommodation, such as :

Works, disturbances or defects in the properties,
Material damage or non-conformities,
Any other inconvenience occurring during the stay.
Responsibility for these matters lies directly with the owner.
5. Security deposit
5.1. The Tenant is required to pay a security deposit before entering the premises. This deposit aims to cover :

Damage caused by malice or negligence,
Inventory discrepancies,
Excessive maintenance or cleaning costs.
5.2. Subject to a satisfactory inspection of the property after departure, the security deposit will be refunded within 2 weeks of departure.
5.3. In case of deductions, a detailed statement of the costs will be provided to the Tenant.
6. Rules of conduct in housing
6.1. Pets allowed :

Pets are strictly prohibited, unless explicit and prior agreement of the Lessor.
6.2. No smoking allowed :
It is strictly forbidden to smoke inside the property.
6.3. In case of non-compliance with these rules, a minimum fee of € 250.00 will be deducted from the security deposit.
7. Tenant's liability for insurance
7.1. The Tenant is required to subscribe to a civil liability insurance or travel insurance before his stay. This insurance must cover the following risks :

Material damage caused to property or third parties,
Injuries or personal injury occurring during the stay,
Cancellation of the reservation for unforeseen reasons.
7.2. In the absence of adequate insurance, the Tenant assumes all financial risks and Casa Corsa Booking cannot be held responsible in the event of damages.
8. Changes to the reservation
8.1. Any modification request (change of dates, accommodation, etc.) is subject to the prior agreement of the Lessor and may result in additional costs.
8.2. A modification can be considered as a cancellation followed by a new reservation, depending on the nature of the changes requested.

9. Force majeure
9.1. In the event of unforeseeable circumstances (force majeure) making it impossible to execute the reservation (natural disasters, pandemics, government restrictions, etc.), specific provisions may be applied.
9.2. Casa Corsa Booking reserves the right to evaluate the situation on a case-by-case basis.

10. Applicable law and disputes
10.1. These general conditions are subject to French law.
10.2. Any dispute relating to their interpretation or execution will be submitted to the competent courts of the place where the rented accommodation is located.

11. Acceptance of the general conditions
By confirming your reservation on www.casacorsabooking.com , you declare that you have read and accepted these General Terms and Conditions of the Seasonal Rental Contract.
